A high-quality fit out, to a tight programme, helped make one of the biggest lettings outside London ready for occupancy.

When financial services provider Cofunds outgrew its previous base in Essex, it asked Como to carry out an extensive fit out for its new offices, Mayland House, to provide an exceptional working environment.

Owned by the local authority, the proposed building had previously lain redundant for more than a year, and was costing taxpayers more than half a million pounds in upkeep costs.

With the council needing its new tenants in quickly, delivery to a tight programme was a must. A particular challenge was early handover over of the comms room before practical completion, requiring carefully-planned sectional completions.The building’s strip out included removal of the onsite cooling and heating system, including 450 variable temperature units. An important stage was safe removal of the gas from the units safely, on site, before leaving the site.

Structural alterations were another big task. Como created a double-height reception and put on new external cladding. External brickwork needed immediate attention too.All of the work was carried out with tenants occupying on Level 2 of the building. Como held weekly meetings with tenant every week to ensure disruption was minimised and to address any concerns.

Cofunds’ move was the biggest letting in Essex for 10 years and the biggest outside the capital in 2013. Thanks to Como’s efforts, it now has a first-class base of which it, and its employees, can be proud.
